If the buyer will be financing the home, the first step is to receive a prequalification for a CP loan. After a prequalification is received, the next step is to decide on a home model which suits your need, and to sign the Blue Ribbon Homebuilders contract and place a deposit on the home. Then, if a lot is not already owned, your Realtor will help you find a lot suitable for construction. Once a lot is decided upon, a meeting is set up between the agents, buyers, and the builder to go over final details. Now, the construction process can begin!
2. What is a CP loan and how does it work?
A CP loan is a construction-to-permanent loan. This is a single-close loan, which is closed before construction begins, and which is used to build a home. No payments are made on a CP loan until a month after the home has received the Certificate of Occupancy and owner occupies.
3. What if I do not currently own a lot?
After the construction contract is signed, your real estate agent will with you to find a lot suitable for construction of their new home.
